The Competition Tribunal has mandated that individuals have the right to have their property posted on mls.ca or realtor.ca along with hundreds of realtor-listed properties within the MLS system.
The Canadian Real Estate Association (CREA) has reached a consent agreement with the Commissioner of Competition which clarifies that real estate boards and associations cannot adopt, maintain, or enforce rules to discriminate against mere postings on the MLS system or that discriminate against members because they offer mere postings.
Can the public put properties directly on the MLS system?
No. However home sellers can hire a brokerage to post their property and negotiate the fees or commission they want to pay for that service.

Gather your property information required by the MLS board for your posting. This includes the size of your home, measurements of each room, and photographs. Also prepare a description of your home highlighting its best features. Decide on a price.
Sign a Posting Agreement
The Medicine Hat Real Estate Board posting form spells out the level of service you are agreeing to and what it will cost you, as well as whether you wish to co-operate with selling realtors. Either way, you retain the right to sell the property yourself and pay no commission.
We Post Your Listing
After verifying the information you provide, we input the data online and post your listing to realtor.ca (formerly mls.ca). Your home now joins the thousands of listings available to buyers online across Canada, USA, and beyond.
YOUR ONLINE LISTING will appear just like any other MLS listing. We are not allowed to put your contact information on mls.ca; however, there will be a comment and a link in the listing to see the realtor’s website for more information. Our website will provide your name and phone number to interested buyers; alternately, any inquiries we receive will be forwarded to you. You always retain the right to sell your home yourself.
